The monthly Home Price Index Report for Guelph and Wellington County is the best kept industry secret around. It's usually 270 pages of factual information collected in 'real time'. The data is sourced from the Regional Multiple Listing Service (MLS) property details of sold and homes reported sold but not yet finalized by the lawyers. The various housing types are well defined by living space, lot size, number of bedrooms and bathrooms and more. This helps minimize variable swings to sales prices instead of simply looking at average monthly activity in each area and even separated into neighbourhood locals. The timeliness is important to recognize too, as the information that is put together is recent and not transactions that were agreed to several months back when local real estate markets might have been different.
