Pros

* New homes come with modern design elements to fit today's lifestyle needs and wants: open concept, eat-in kitchens, walk-in closets, and large master baths.
* Financial benefit of low maintenance costs over the first few years. New appliances, heating, air, roof, and windows should be relatively maintenance free for the first few years.
* New homes utilize the newest construction materials and are generally more energy efficient, meaning lower utility bills.

Cons

* New homes can end up being more expensive. All of those upgrades and customizations can end up adding a lot to the total cost.
* New subdivisions take time to complete. You may be living in a construction zone while the rest of the neighbourhood is being built.
* Often new homes have less architectural detail and charm than many older homes.
* New homes may not excite buyers who like to customize or upgrade their home themselves.
* New home subdivisions may take longer to establish a community and may not be close to amenities such as supermarkets or shopping districts.
