I will be able to choose those places that will best fit your needs. The advantage for you is that this way I will not be showing you places that are unsuited for you, thus saving your valuable time. I will not take for granted that you know all the in's and out's of the buying andselling process. Instead, I will provide you with a full explanation of what to expect-and that is veryimportant as you will know exactly what to expect.

During this initial interview you will get a quick overview of the marketplace and the current financing rates available. I will arrange a meeting, if you'd like,  for you to meet the person who will answer all your questions regarding financing and advise you on all your available options. This first meeting will also give you the chance to determine if you are comfortable working with me and will allow me to determine if I feel I will be able to help you in finding the home you have in mind

Help you understand your choices for representation


I'll share the choices you have for representation as purchaser. I will give you a brochure prepared by the Toronto Real Estate Board entitled Agency Relationship Explained. At this time you will choose how you would like to be represented. We will fill out a Purchasing Agency Agreement which will clearly explain the details of our relationship.

Search for Properties


I am familiar with different neighborhoods. As a member of TREB ( Toronto Real Estate Board) I have access to the MLS; I'll perform computer searches; and personally do all the inspections of the homes available in the area. I will select the homes that best fit your needs and will only take you to see the homes that best suit your needs. Your time is very valuable and there would be no point for me to drag you to places that are not suited for you. I want to make sure your realize that I can help you acquire any property, including properties listed by other agents in my company, as well as properties listed by any other real estate companies , as well as those "for sale by owners." Sometimes we are able to find that special home on our first trip out, but usually this happens the second or third time we go out to see homes. I always show you from three to five homes each time I take you out - these homes are the best of the ten to twenty that I have inspected on your behalf.

  •  Guide You Through Financing
    I know people that can assist you in evaluating mortgage options and obtaining financing at the most attractive prevailing rate. I can also help you determine your "affordability quotient". I can help you obtain a mortgage at a better rate than you originally thought you may be able to get. I will introduce you to different mortgage brokers and you can choose which you prefer to work with - if any. The usual source of mortgage funds are a bank or trust company and it is the particular policy of the lending institution that determines the maximum loan allowed. But there are other sources of funding, too, and our company can help you choose the best lender at the best rate and terms.

Prepare Purchase and Sales Agreement


  • Once we find the house you want, I'll provide you with a list of comparable sales in the neighborhood to help you decide what is a fair price. I will prepare the offer for you and will present the offer to the vendors and I will negotiate on your behalf. I have taken many courses on negotiating and you can rest assured that I will be able to negotiate well on your behalf.

I can help by arranging inspections, preparing supplementary paper work, locating surveys and condominium documents as well as forwarding all documents to solicitors.

The importance of a home inspection

So you’ve found a house you love. Great backyard, gleaming hardwood, and the kitchen of your dreams. But what about the furnace? The wiring? Leaks in the basement? Before you buy, have the home inspected; no matter how experienced you are as a homeowner, it’s the best way to make sure you really know what you’re getting into.

A home inspection will give you the information you need to make an informed decision. The inspector will determine the condition of the house you’re thinking about buying, and let you know if there are any problems. (And the great thing is, the inspector doesn’t care if you buy the house or not, so you can be sure he or she is being objective, even if you’re not.) If you have to make an offer before having a home inspection, make it conditional on a satisfactory inspection.

When you’ve fallen in love with a house, it’s hard to see any faults on your own. Make sure the decision is a good one, and get it inspected so you can be sure you stay in love – for years to come.

How do I find a good inspector?

Look for a reputable, qualified company that has been in business for a while, can provide references from previous customers, is fully insured and offers guaranteed inspections. Inspectors should be licensed in building-related fields such as contracting, architecture or structural engineering. Your REALTOR® can recommend a reputable, objective inspector at your request, or you can find one by asking friends or by looking in the phone book.

How much does it cost?

Most inspections cost between $450 and $600. Think of it this way: a few hundred bucks could save you thousands in home repairs. It’s a pretty small price to pay for significant peace of mind.

What happens during a home inspection?

The inspector meets you at the home you’re thinking of buying, and takes about 3-4 hours to carefully inspect the entire house for structural, mechanical or other issues. He or she examines everything from the roof to the foundation and everything in between, including heating and air conditioning, plumbing, electrical, insulation, roof, windows and doors, walls, ceilings, attic and basement. You can accompany the inspector as he or she goes through the home – it’s a good way to get to know the home quickly, and will give you a head-start in your home care “learning curve.”

The inspector then prepares an inspection report that outlines problems (breaking them down into major repairs that need to be done right away and areas that will need attention in the future, with accurate cost estimates for each), highlights good points, and gives you an idea what kind of maintenance you’ll need to do to keep the place in good shape. Make sure you ask for a detailed report that’s written in a narrative style. Never accept a verbal report or one that’s just a checklist.

If there are any problems, you have three options:
1. Walk away.
2. Use the results to negotiate a better price.
3. Give the seller a chance to fix the problem.
