My name is Matthew Brann, last week I purchased a house at 502 Byron St. from your agent David Roney. I just wanted to write you to let you know how great David was! This was the first home my girlfriend and I have bought and it was an incredible experience thanks to David. After meeting David and having him show us the house we decided to ask David if he would act on our behalf as our agent. He said he was happy to do it and explained how he would act as an "impartial agent" or "like Switzerland!" (as David put it) to both the seller and us as the buyer. And he handled it like a total pro. He was so helpful to us and put us at ease and all the while never compromised the sellers in any way. He was absolutely great.

My girlfriend and I actually went to the office after the offer was accepted to meet the daughter (executrix) of the former owners and let her know that we would take great care of the home! It was really nice to meet her and her husband and give them a hug and let them know that they could come back anytime to see the house if they wanted. We even went with her after to the house to put up the sold sign! It was really touching.

David had always provided Mom with a newsletter, that we all read. My sister and I were not experienced in selling a home, or choosing a Real Estate Agent. We decided, that since David had provided ongoing information, we would contact him first.

From the 1st time I contacted David, I knew we had made the right choice. David was always professional, he explained the process in a easy to understand format. We always felt, he was working on our behalf, he was available to answer questions when we had them. We provided David with the situation we were facing and he went right to work, to make the process as easy as possible. David always was considerate of Mom’s circumstances and respected our request to begin the sale process, with as little stress her us. We knew Mom would not be able to cope with having a sign on her lawn, or to have prospective buyers coming and going. David worked with us to list the house, and arrange an open house. He also made sure he could commit to the time required in looking for a house with me so that I never had a scheduling issue.

I am one of the daughters of Ralph and Pat Stratford who listed their house with Royal Lepage and, facilitated by David Roney, sold it this past Monday,

I want to express my gratitude to David by drawing your attention to his service.

He was remarkable.
Every step of the way he kept the five of us abreast of the process and progress with lengthy emails explaining the (bewildering-to-me) procedures and legalities of real estate sales. He answered all our questions, and clearly embraced the attitude that no question was a stupid question, because we sisters knew just about nothing. His emails were always clear (clear!) explanations of what was going on and what was needed. His emails were amazingly prompt, always same day responses (!) and he was always at the end of his phone too.

David's support in helping us 'present' the house was so valuable. He encouraged us in the enormous job of emptying our parents 5 bedroom, well-lived-in (for 57 years) house, making it all seem possible.He linked us with someone who refinished the hardwood floors and with dumpster emptying folk and we felt very fairly treated by them.

His empathy was super encouraging. Clearly he understands the broad needs of the sellers.

David engaged with the process far beyond what I would have expected of his 'job description' He checked on the house frequently for us, and as we all 5 live at a distance from Whitby, that was very reassuring. Through the 8 weeks (about) he communicated regularly with the grounds person my parents had hired, he attended to details like garbage days and lights and curtains. He came right away when I had come from Mississauga and didn't have the keys I needed. These things, to me, seemed to be above and beyond.

Obviously a major concern, all the way through, was getting the best price for the property for my parents' future needs, which are steep in the assisted care program that they have chosen. In this we were all in the dark about both the market and the procedures…. in the deep dark. As the success would indicate, he knew what he was doing and brought us all along like a patient teacher and we are fabulously happy with the outcome.

My parents were unequivocal about choosing David as their representative at the outset and as the process unfolded it became obvious that their confidence had been perfectly placed. Lucky us.

Good morning Debbi.

My name is Sheila and I am emailing you in regards to the sale of my sister's (Leah McKinney) home in Oshawa earlier this year.  (Although I am sending this email several months after the fact.)

I met David Roney by chance through a friend of mine who has had David as his agent for more than 1 real estate transaction.  As a result, my sister and I asked David to act as her real estate agent for the sale of her home.

David was very knowledgable and he was honest in his assessment of the condition and value of my sister's home.  Any issues and concerns were clearly noted in the listing and David made numerous valuable suggestions which could possibly increase the sale price of my sister's home.  David took pictures and placed strategic notes in the home for other agents and potential buyers.  For instance, there was a leak in her tub area which caused the ceiling in the living room below to sustain damage.  This problem was not a new one, just had not been repaired over the years.  David made sure to clearly cover the drain and he posted a large note on the tub (for anyone viewing the house) that it would need to be repaired before using.

Fortunately, and surprisingly, her house sold within approximately 2 weeks.   Although there were no other offers, her home sold higher than list price and with no conditions other than the home inspection.  Our initial response was "what the hell just happened" and we were all thrilled!

Throughout the entire real estate transaction, David was courteous and professional yet very down-to-earth.  He always gave his open and honest assessment, he was prompt to take pictures, list the property, keep my sister and myself updated, etc......

There are many more positive attributes I could note about David, BUT, the most important one is that if I ever consider selling or buying another property, I would most definitely hire David as my real estate agent.  And I felt you should know how great an agent David is.

Hello Debbi,

I wanted to tell you personally how pleased I've been with David Roney as my parents' real estate agent. 

To be honest I didn’t think being a real estate agent involved a lot of work. Not until I saw how hard and how long David worked for us.
 
We had a challenging house to sell and challenging circumstances but David seemed calm and wise through it all. 
 
My parents Pat and Ralph Stratford had lived at 337 Fairview Drive in Whitby for 57 years. In fact, my father had designed and built it and my mother loved caring for her perennial garden. My mother was ready to leave a year or two ago but I think my father hoped to die in the house. Yet he was also realistic and had always planned to employ David if he had to sell his home. He was fully confident in David and he was not disappointed.
 
Then suddenly in mid-August my mother had, we think, a small stroke and she became less mobile, especially on stairs. She needed far more help than my father or even visiting PSWs could provide and we all realized that they needed to move quickly to a retirement home. 
 
This was a stressful time for all the family. It was particularly hard on my youngest sister as she would be losing her childhood home, the only one she had ever known. But David met with my parents and their three daughters, listened well to our concerns and discussed all the selling strategies we could employ. (I’m sure dealing with five very different people was not easy but he was very gracious about it.)
 
He patiently walked Mum and Dad through all the legal documents. At 92 and 93 they were still of sound mind but this was a huge emotional undertaking for them and David respected that.
 
My parents moved out in mid-September but we sisters still had to empty the house. Because none of us lived in Whitby, David was invaluable in recommending local tradesmen to help us. We were delighted with all his recommendations.
 
He was particularly smart in recommending that we have the hardwood floors, which had been carpet-covered, re-sanded – all of them. It was well worth the initial investment and I think shot the price we could expect way up.
 
We also appreciated that he asked two colleagues for their advice on a list price. That was very reassuring as we were nervous about the bidding wars. And he helped us ignore a bully offer.  
 
I really appreciated how David was good about small details and would go out of his way to help with even very little things. (I had not bought enough floor air vent covers just before the open house and David shot out and got them.) He always responded promptly to our numerous email inquiries.
 
My parents moved to Almonte and I’m told by my Almonte sister that David worked very well with my parents’ representative there whom he had never met, as the sale closed.
 
Again because none of us live locally, David has kindly been checking on the house every three days and has promised to do so until the closing date in December.
 
His commitment then to our family will stretch eventually over four months from August to December even though the sale itself went through in a matter of days.
 
Moreover, he got my parents an amazing price that will enable them to live comfortably in their new retirement home worry-free for the rest of their lives. Quite an accomplishment!
 
It’s been quite a journey for five people who knew very little about the current real estate market. We all have so much for which to thank David!
